When visiting Northern Cyprus for a property viewing, the process of reserving a property involves several steps to ensure a smooth transaction. Here is an overview of the typical procedure:

  1. Property Selection: During your visit, our experienced team will present you with a range of suitable properties that meet your requirements. After viewing multiple options, you will likely narrow down your choices to one or two favorites.
  2. Second Viewings: To make an informed decision, we recommend scheduling second viewings of your preferred properties on the following day. This allows you to assess the properties more thoroughly and gather any additional information you may need.
  3. Consultation:  If you decide to proceed with reserving a property, we strongly advise making a deposit. This refundable deposit will help secure the property and remove it from the market for the time being.

It is important to note that you can pay a reservation deposit through a trusted lawyer in Northern Cyprus and this ensures a higher level of legal protection and minimizes potential risks.

Payment Options

  • Credit Cards: When paying the reservation deposit to your chosen lawyer, credit card payments are generally accepted, providing you with convenience and flexibility.
  • Cash Buyer: Alternatively, you can choose to pay the deposit in cash if you prefer. We recommend that property buyers convert their foreign currency into EUR or GBP sterling cash.

Bank Account

Opening a bank account in Northern Cyprus is not always a requirement when purchasing a property. Usually, funds can be transferred directly to your lawyer’s client account, simplifying the transaction process. However, it’s worth noting that some banks, such as İşbank, Ziraat, and others, may require a permanent address before opening an account. If you already have a bank account in Northern Cyprus, it can provide you with an additional advantage.


The reservation deposit amount varies depending on factors such as the type and price of the property, as well as the duration for which the property will be held off from the market before the contract signing. To determine the specific deposit amount applicable to your chosen property, we advise discussing this with your lawyer or contacting us if you need assistance in this regard.

Please note that once the lawyer transfers the reservation deposit to the seller, it becomes non-refundable. Therefore, it is crucial to carefully consider your final decision before proceeding with the reservation. While you have the flexibility to purchase your chosen property at any time, it is important to plan ahead and make your decision before considering alternatives.

If you live outside, Northern Cyprus we highly recommend setting up a Power of Attorney with a local lawyer as soon as your property inspection trip ends. This legal arrangement allows your lawyer to act on your behalf and ensures a smooth process even if you are not physically present in Northern Cyprus.


The time it takes to move into your new property in North Cyprus after reserving it can vary. Generally, this period ranges from one to three months, depending on various factors such as local regulations, procedures, and the property’s readiness. To get a more accurate estimate, we encourage you to discuss this timeline with your North Cyprus property agency.
